How I operate as a RERA-registered real estate agent and authorized channel partner.
Ensighto By Santosh Kumar is my sole proprietorship firm. I am a MahaRERA-registered real estate agent and authorized channel partner for Goodwill Wisteria. I am the only person running this business — I create landing pages, run Google Ads, receive enquiries, call buyers, arrange site visits, and assist with booking and home loans. There are no employees, no call centre, no outsourced work.
I deal in MahaRERA-registered residential projects in Navi Mumbai. For each project I am associated with as an authorized channel partner, I create a dedicated informational website and run Google Ads campaigns so that home buyers searching for flats can find the right project.
When a buyer submits an enquiry or calls, I personally handle everything — answering questions, sharing project documents (brochure, floor plans, price sheet), coordinating free site visits, and assisting with booking and home loan paperwork.
This website is created and maintained by me for Goodwill Wisteria. All content — project details, pricing, amenities, specifications — is sourced from publicly available MahaRERA data and materials provided by the developer (Goodwill Developers). I make reasonable efforts to keep information accurate, but buyers should always verify on the official MahaRERA portal.
I earn brokerage (commission) from the developer when a buyer I introduced successfully books a unit. Home buyers are never charged any fee, commission, or hidden cost. Everything I do for buyers — enquiry handling, site visits, document sharing, home loan assistance — is completely free.
I do not develop, construct, or deliver real estate projects. I do not collect booking amounts, token money, payments, or deposits from buyers — all financial transactions happen directly between the buyer and developer. I do not guarantee project delivery timelines, construction quality, or possession dates.
My Google Ads account is registered as an Individual account under Santosh Kumar (matching my PAN card). Google’s “Paid for by” disclosure shows my verified individual name. The firm name Ensighto By Santosh Kumar is my MahaRERA-registered proprietorship trade name.
